The outbuilding of Nikolai Osipovich Sergeev’s estate is a single-story brick structure with a narrow facade and a large central window. It was common for merchant estates to follow this pattern: the main house was made of wood, while the outbuilding was constructed of stone or brick.
This one-story brick annex, intended for trade and storage purposes, shares Art Nouveau features with the main house. The design is likely attributed to the city architect Konstantin Pavlovich Chakin. The small front facade is adorned with smooth, flowing lines of flat decorative elements. A small central window marks the focal point of the composition.
The brick wing of Sergeev’s estate functioned as both a warehouse and a small shop where anyone could view samples of the products manufactured by the merchant’s factory.
Nikolai Osipovich Sergeev, owner of a hemp and rope factory in the Zatyumenka district and a member of the City Duma, completed the construction of his estate in 1909. Though historical references to Sergeev are limited, it is evident that he was an active figure in Tyumen’s public and commercial life. He participated in infrastructure development, owned a private enterprise, and engaged in trade, though he never played a leading public role. The details of his biography remain largely unknown, but his surname appears multiple times in the lists of co-founders of organizations that played a significant role in Tyumen’s growth as a major industrial, transport, and commercial hub.
After the Revolution, in 1918, Sergeev was subjected to a levy of 2 million rubles under Order №4 issued by Mikhail Antonovich Zapkus. He was among 50 of the wealthiest residents of the city who were arrested. His property was confiscated and transferred to the new authorities.
