The former residential house at 22 Dzerzhinsky Street now stands out for its well-maintained appearance, bright white facade, and the strict elegance of its neoclassical forms.

It was built relatively recently – in the mid-20th century. The first documented mention of the house dates back to 1950. According to art historian Elena Mikhailovna Kozlova-Afanasyeva, the site previously belonged to the estate of one of the Cherepanov brothers, both petty bourgeois residents of Tyumen.

Based on its stylistic features, the building can be attributed to the period of «Stalinist classicism».This retrospective architectural style reached its peak in the post-war years. The architecture of the house, created in the mid-20th century, maintains a connection to traditions of earlier, pre-Soviet periods. In fact, the composition of the building shows similarities to the architectural principles of early 19th-century prefabricated residential design, which focused on low-rise wooden construction. It is quite possible that this house was the last example of single-story housing in the central part of Tyumen.

The one-story building has a rectangular layout and is constructed of wood with a plastered finish. The central part of the main street-facing façade is marked by a risalit with a portico, whose triangular pediment is supported by four columns. Large rectangular windows are framed with profiled moldings. A triple window is positioned in the center of the risalit, while a semicircular lunette is placed on the pediment. The upper part of the house is finished with a wide boxed cornice and a frieze. On the side façades, there are later wooden extensions serving as porches.

The building’s internal layout is based on transverse and longitudinal load-bearing walls – a simple structure with a central corridor. Originally, this corridor was complemented by partitions dividing the space into multiple rooms, grouped into two separate apartments with independent side entrances. In keeping with tradition, living rooms were located along the main façade, while kitchens and utility spaces faced the yard. Over time, the interior layout has been modified, and the original room finishes have not survived; the interiors have been modernized.

The building was granted official protected status by Resolution No. 97 of the Executive Committee of the Tyumen Regional Council of People’s Deputies on March 30, 1987.
